It is very important to order a survey.
Most lenders do not require a survey anymore so it is optional for you.
The closing attorney’s office will order the survey upon your request.
This information is from Jill Elliott’s website, a closing attorney friend of Rhonda’s. Here is her take on the issue.

You love your home but when it comes time to sell, you have to share the love. In the other words, you have to make your home be seen in the eyes of potential buyers as their home. That can be tricky.

A final walk through in a home is a buyer’s right that should never be waived. Buyers of a home that have not yet taken physical possession of a home still have a right to the property. That right is an called an “Equitable interest.”
First of all a final walk through isn’t a home inspection, and it is not another opportunity for new negotiations via a second home inspection. The final walk through of a home allows the purchaser to examine the home is in the same condition as the day they placed a purchase offer on it. It is also an opportunity to examine that items that were to be corrected or repaired ( As per an an inspection with a right to request repairs), touch ups, and promised upgrades have been installed as in accordance of the terms of the contract. The final walk through should never be waived. In accordance with Georgia State law…closing is an acceptance of all items unless otherwise addressed in writing or at closing. Would you ever buy something that is broken? My guess is no. So why should you expect someone especially when buying their new home. I had a listing client ask me the other day ”should I have my house inspected?” My answer was yes, better to find out now the condition of the product/house you’re selling rather then finding out later. You’re all excited you have a contract but the buyer now has the home inspected and issues that could have been fixed now come out. So spend the money have your home inspected rather than wait.
